From deposit to your front door
The lease-purchase path is four steps. It's designed to be simple, transparent, and fast.
Choose your deposit
Choose your deposit and payment term independently. A higher deposit means a smaller balance to finance. A longer term means lower monthly payments. Mix and match to find what works for you.
Sign your agreement
A notarised lease-purchase agreement is signed via Shield Associates Ltd. under Rwandan property law. Legal protection on both sides.
Move in
You move into your home within 3 weeks of signing. You can begin renting it out immediately — Grounded Property Services handles tenanting for you.
Receive your title
At 50% paid, title registers in your name at RLMUA — Rwanda's national land registry. A GREIT mortgage covers the remaining balance. You own it.
The numbers come from a real building
Sunny Valley Block 01 (SV01) is fully tenanted and operating. Every figure on this page is grounded in its first-year performance.
Common questions
What happens if I miss a payment?
We have a sliding-scale equity protection model. In the first 12 months, the deposit is non-refundable (it covers remarketing costs). From month 13 to 36, you receive 50% of your paid equity back on exit. From month 37 onwards, 100% of equity built is returned to you — paid from the resale proceeds of the unit, not from GREIT's cash.
Can I rent out my units while paying?
Yes. Many of our buyers rent out immediately and use the rental income to cover most of their monthly payment. Grounded Property Services (GPS) handles tenant sourcing, rent collection, and monthly remittance for a 12% management fee. On the full "one side," combined gross rent is $2,000/month.
When exactly does title transfer to me?
Title registers in your name at the Rwanda Land Management and Use Authority (RLMUA) when 50% of the purchase price has been paid. From that point, GREIT holds a registered mortgage for the balance — the same legal structure a bank would use. You hold full, enforceable property rights from the moment title transfers.
Can I buy with a partner or family member?
Yes. The agreement can be structured in two names, or in the name of a company. Speak to us about your situation and we'll structure the agreement accordingly.
What's included with the property?
Each unit includes one designated parking space, shared outdoor and green areas, and fully fitted appliances including a washing machine. Units are move-in ready — no additional finishing required. An optional finishing upgrade package is available.
Can I exit before I've finished paying?
Yes. You can sell your lease-purchase agreement to a third party at any time, subject to GREIT's right of first refusal. From month 37, you receive 100% of your paid equity back, paid from resale proceeds.
